The Management Team believes the time is right to invest, and take advantage of forced sellers and distressed situations of car parks or sites that could be car parks, ideally purchasing below market value and striving to manage assets through to higher than average returns with strong cash flow and income streams that are expected to be robust.
The Management Team has built a strong reputation and track record over the last 15 years, setting up and acquiring airport park and ride sites and investing in properties that could have a parking element as a significant part of the investment, as well as general property development acquisitions and disposals. Realised returns of over 40% per annum have been achieved from total invested capital.
It is anticipated that the Partnership will target a diverse car park portfolio, predominantly comprising prime, income-bearing car park property assets where a significant portion of the target return on equity can be derived from surplus rental income.
A highly experienced, well-respected and strategically positioned Management Team has been assembled to oversee the Fund and secure relevant opportunities, combining skills in property investment, car park management, architecture and planning, development financing, asset management, fund management, law, accountancy and tx planning. This will ensure a cautious approach to risk management involving considerable analysis and financial discipline, placing strong emphasis on developing realistic and deliverable business plans for each transaction.
The Management Team believes it is ideally placed, and thereby the Fund is strategically positioned, to source off-market opportunities on attractive terms through direct contacts at major property lending institutions, institutional and private property investors, corporate recovery specialists and other property and car park professionals. It is anticipated that this network will enable the Partnership to target distressed sellers and build up a strong portfolio of high quality assets that will provide a strong cash flow as well as capital gain.
The toal target pre-tax return is an IRR of 15%. Based on their combined experience, the current condition of the financial and capital markets, and all assumptions in this Memorandum being fulfilled, it is believed that the Partnerhsip has the potential to outperform this target.

Airlink Capital Fund LP offers an opportunity to participate in a proposed diverse UK car parking fund of up to £100m focusing on acquiring undervalued existing car parks or sites on which new car parks can be opened.
The intended life of the Partnership is 7 years and the target return for Investors is 15% IRR.
